Rental terms and house rules

So that you feel at home with us, and the house stays just as lovely for the next guests.

This is a translation for your convenience. The legally binding version is the German original: Mietbedingungen und Hausordnung.

These terms apply to bookings made directly with us, i.e. via this website, by email or by phone. If you book through Booking.com, Airbnb, FeWo-direkt or another portal, the payment and cancellation terms shown there apply; the house rules (section 6) apply to all guests.

1. Contract

  • The landlords are Radu and Lorelai Hotinceanu (address in the legal notice). The tenant is the person who books.
  • The contract is concluded with our booking confirmation. The house may be occupied by a maximum of 6 people; the number of guests must be stated when booking.
  • Special requests and side agreements only apply if we confirm them in writing (email is sufficient).

2. Arrival and departure

  • Check-in from 16:00, check-out by 10:00.
  • If check-out time is exceeded by more than 30 minutes, we charge an additional night.
  • Other times only by arrangement: early arrival from 11:00 or late departure until 14:00 for 50 € each.
  • Guests who have not arrived by 10 pm and have not been in touch lose their claim to the house after 48 hours; we may then let it to others.
  • We do not refund the rent for an early departure.

3. Prices and payment

  • When booking via our website: a deposit of 25 % of the rental price is due at booking.
  • The balance is due 30 days before arrival. For bookings made less than 30 days before arrival, the full amount is due immediately.
  • Electricity, water, heating, Wi-Fi, bed linen, towels, final cleaning and parking are included in the price.
  • The tourist tax of the municipality of Brüggen (2 € per person aged 18 and over per night) is not included.
  • If payment is not made on time, we may, after a reminder with a short deadline, withdraw from the contract and let the house to others; the cancellation terms then apply.

4. Cancellation

  • You may withdraw from the contract at any time. What counts is the date we receive your written cancellation (email is sufficient).
  • Up to 60 days before arrival: 100 % refund.
  • Between 60 and 30 days before arrival: 50 % refund.
  • After that: no refund.
  • If we manage to let the house to others for the period, we will credit the income. You may prove that we suffered no loss or a lower loss. We recommend travel cancellation insurance.

5. Dogs

  • Up to two dogs are welcome on request. Please state the breed and size when booking.
  • The fee is 150 € per dog per stay.

6. House rules

  • No parties and no events in the house or on the grounds.
  • The house is non-smoking.
  • Please treat the house, furnishings and garden with care. Please use the gas grill only in the marked place.
  • Please do not operate the plant room in the basement, and always keep it locked if you are travelling with children.
  • Please report damage and defects immediately, including any you notice on arrival. Only then can we help quickly; anything reported after departure can no longer be checked on site.
  • On departure: take your belongings, sort the rubbish, put the dishes in the dishwasher, empty the fridge, leave the keys on the dining table.

7. Wi-Fi

  • The guest Wi-Fi is free of charge. There is no entitlement to constant availability or a particular speed.
  • You are responsible for your own use and must comply with the law; in particular, file sharing of copyright-protected works and any unlawful use are prohibited.
  • We may block access in the event of misuse.

8. Liability

  • We are liable without limitation for intent and gross negligence and for injury to life, body and health. Otherwise we are only liable for breach of essential contractual obligations, limited to the foreseeable, typical damage.
  • We are not liable for disruption caused by force majeure, official orders or unforeseeable events (for example storms, roadworks, power or water failures caused by third parties), but we are glad to help find a solution.
  • Play and sports equipment (for example the swing, badminton) is used at your own risk; please supervise children.
  • You are liable under the statutory provisions for damage culpably caused by you or your fellow travellers.

9. Data protection

We only process your data where this is necessary for the booking and the stay or required by law. Details in our privacy policy.

10. Final provisions

Photos and texts describe the house as accurately as possible; minor deviations and the replacement of furnishings with equivalent items are possible. Should any provision be invalid, the remaining provisions shall remain in effect. German law applies. If the tenant is a merchant, the place of jurisdiction is the landlord's place of residence.
